1. Free Discovery Meeting

We begin by thoroughly understanding your building needs through an on-site consultation, where our team conducts a detailed site assessment. This includes taking initial measurements, performing a zoning analysis, and creating a custom 3D render that aligns with your vision. By the end of this first meeting, you’ll have a clear, high-level understanding of the project scope, including a rough cost estimate, so you can move forward with confidence.

2. Proposal

Our proposal offers an in-depth project overview to ensure clarity and alignment from the start. It includes a detailed floor plan, which can be custom-designed or selected from our pre-designed options, along with a 3D rendering to give you a realistic visual of the final outcome. Additionally, we provide a comprehensive list of finishing materials required to complete the project, a thorough scope of work outlining each phase, and a structured payment schedule to keep the project on track. After the construction documents and contracts have been signed, a $1,000.00 deposit secures your project on our build calendar. 

3. Pre-Construction Planning

Once you approve the proposal, our drafting team will prepare all essential architectural drawings, calculations, and reports needed for city permit applications. We’ll also handle any additional documentation required by your HOA, including soils reports and materials for construction loan applications, ensuring a seamless start to your project.

4. Permitting & Revisions

We handle the entire permit submission process, working closely with the city’s building department to expedite plan reviews and approvals. Our in-house permitting team ensures that all necessary permits are obtained promptly, keeping you informed of any required plan check and permit fees along the way.

Timing: 3-8 Months

5. Finish Material Selections

To keep your project on schedule and within budget, we guide you through interior and exterior design selections early in the process. While the city reviews your plans, you’ll have the opportunity to make your design choices. You can select from our curated Look Book of standard designs, choose finishes à la carte, or even provide your own materials for a personalized touch.

6. Construction

After permits are secured, construction typically begins within 2-4 weeks. We manage every aspect of the process, from breaking ground to the final punch list, ensuring your ADU meets or exceeds your expectations. The timeline for this phase largely depends on city inspector availability and unit size, with two-story units generally adding an additional 3-4 weeks.

The full process of designing, permitting, and building a new construction accessory dwelling unit (ADU) typically spans 7-12 months, depending on your design’s complexity, local city requirements, and specific site conditions. The design phase usually takes about 1-2 months, permitting can range from 3-8 months, and the build-out phase is approximately 4-7 months, though timing can vary significantly based on jurisdiction and unit size.
